Buying A Home

Meanwhile, here are a few tips to help you get started:
1. Hire us as your real estate professionals. We are legally responsible to represent you in the transaction, unless you purchase a home we have listed and then we will default to a facilitator between parties, doing the work but not representating either party.
2. Pre-qualify for a Loan: Talk to a mortgage company about their rates, terms, your credit and what price home you are qualified to purchase. Have them write a prequalification letter. Beware of loans offered over the Internet. Get good-faith estimates and compare pricing.
3. Decide what you want in a new home. Make two lists: "Have to have"and the"Want, but can do without."
4. Let us show you properties that meet your requirements. Tell us as near as you can what you want and don't want. If you have a home out-of-town, bring a photo or the multiple listing brief so we can see the room sizes, colors, etc., that you are accustomed to.
5. Rate the homes you tour. Decide what you like and don't like about each one. Eliminate the ones you are not interested in purchasing.
6. Look at the home you like as an investment. How good will the resale be? What are the strong points? Weak points?
7. Look at the comparables in the neighborhood, as well as the larger picture––the surrounding community as well.
8. Prepare to make an offer.
9. Have a Home Inspection. We can give you a list of Inspectors or you can choose one from the yellow pages.
10. Shop for Home Owner's Insurance and have the utilities put in your name to begin the day of closing.
11. Get your cashier's check for the amount owing and go to closing. We will inform you of the amount you need as soon as closing instructions are given to the Title Company and they have a closing statement.Closings are held at Title Companies.
12. Move in and enjoy your new home.
